    Coconut Grove Metrorail Station

    Station Location: US 1 and SW 27th Ave.

    Name of Project:  Grove Central Station 

    5.17 acres, big box retail, office, hotel, workforce rental housing, and parking garage for Metrorail and all other project patrons.  

    Tenant: Coconut Grove Station Development  Ltd. and South Dixie/27,Inc.,its General Partner

    Developer: Grove Central Station, LLC

    How Initiated: Competitive request-for-proposal process

    Financial:  Miami-Dade Transit (MDT) receives guaranteed minimum rent plus participation rent generated from all uses.  The initial 30-year term commenced January 2001, and it automatically renews for two 30-year terms to terminate in 2091.
