This Notice of Proposed Property Taxes, which is mailed annually in late August, provides the following valuable information:

Current and prior year property values

Exemptions (if any)

Information on taxing authorities that are collecting fees and taxes on your property

The public hearing dates for those authorities

The deadline to appeal the value and/or exemptions
Notices are sent for all Real Property and Tangible Personal Property. (Tangible Personal Property includes office furniture, computers and equipment and only applies to businesses).
The "TRIM" Notice is not a bill. However, the bill, which is mailed in November, will be based on the information contained in this Notice. (TRIM stands for "TRuth In Millage.") "Mill" means one one-thousandth of a United States dollar. "Millage " may apply to a single levy of taxes or to the cumulative of all levies.
Please take a moment to verify important information such as the name, addresses, values, and exemptions on this Notice. You have until the deadline on your 'notice' to address any of your concerns.

This Notice also advises you of the various taxing authorities collecting taxes against your property and their respective hearing dates. Miami-Dade County issues the 'notice' but many taxing authorities collect taxes against property such the School Board, Cities, South Florida Water Management District, Children's Trust, Florida Inland Navigational District, Everglades project, etc.
Before taxing authorities can levy taxes against your property they are required to have budget hearing that are open to the public. The dates, times, and locations for all budget hearings are listed on the Notice in the far right column.
Appeals
If you disagree with the value(s) and or exemption(s) listed or not listed on this Notice, it is your responsibility to appeal to the Value Adjustment Board. You may contact the VAB at 305-375-5641.
You may also discuss value and exemption with the Property Appraisal Department by visiting our Government Center (downtown Miami) or South Dade Government Center offices.

Payment Discounts
This 'notice' does not show discounts. Discounts will be reflected on the tax bill mailed in November. The net amount, with no discount, is due in March.
