July 1st Preliminary Certification of Taxable Value

The Office of the Property Appraiser released the July 1st Preliminary Certification of taxable values to taxing authorities across Miami-Dade County, totaling $272,431,699,283. The countywide taxable value for 2017 increased 8.4%, as compared to 2016.

Property owners are encouraged to look up their 2017 assessments. For questions or to review a property assessment, property owners can visit our offices. Appointments can also be scheduled online or by calling our office directly at 305-375-4712.

2017 June 1st Estimates

The Property Appraiser, Pedro J. Garcia, has released the 2017 June 1st Estimates of Taxable Values to the Taxing Authorities showing a continued growth in the real estate market. The countywide estimated taxable value for 2017 is $272,046,000,000, an 8.2% increase from 2016.

Did you miss the March 1st deadline to apply for Homestead Exemption?

Pedro J. Garcia, Miami-Dade County’s Property Appraiser, would like to let you know that it’s not too late. Our office will continue to accept exemption applications. Please make sure you complete the “Extenuating Circumstances” form in order for us to process your application.

Questions about the New Homestead Exemption benefit?

In 2017, the Florida Legislature approved a House Joint Resolution (HJR 7105) that will provide homeowners with an additional $25,000 Homestead Exemption, bringing the total exemption amount to $75,000.

The following FAQ’s are being provided to address common questions homeowners may have with the additional Homestead Exemption benefit.

Tax Exemptions for Disabled First Responder and their Surviving Spouse

Real estate owned and used as a homestead by a First Responder who has been injured in the line of duty may qualify for a total and permanent disability exemption from ad valorem taxes (Ref. 196.102, Florida Statutes).

Applications for 2017 are due August 1, 2017.

Important Information on Constitutional Amendment No. 5

The Property Appraiser would like to let you know about important information for property owners over the age of 65 who may benefit financially from Constitutional Amendment No. 5 PDF, pertaining to property exemptions.

Anyone over the age of 65, who obtained the Long-Term Senior Exemption before January 1st, 2017, and later lost the exemption when their property’s market value exceeded the $250,000 limit, may benefit from this amendment, as this may qualify them to receive the exemption retroactively to when they originally qualified and could result in obtaining a refund for those prior years.

Report Exemption Fraud

Suspected homestead exemption fraud may be reported to the Property Appraiser's Homestead Exemption Investigation Unit by calling 305-375-3402 or by reporting through our online form.

Final Certification of 2016 Tax Roll

In accordance with Section 193.122, Florida Statutes, Public Notice is hereby given that the Property Appraiser has recertified the 2016 Real and Tangible Personal Property Assessment Rolls at the close of business day on June 22, 2017.  This recertification reflects all changes made by the Value Adjustment Board prior to June 22, 2017, together with any adjustments or changes made by the Property Appraiser.

Property Appraiser's Office Wins National Award

The Miami-Dade County Office of the Property Appraiser's Property Search is the winner of a Center for Digital Government 2015 Digital Government Achievement Award. The application, which is the most popular page on miamidade.gov, won in the Government-to-citizen Local Government category for its enhanced, mobile-friendly design.

Watch out for false quitclaim deeds

There are new reports that scammers are filing fake quitclaim deeds. Unfortunately, these schemes have increased over the past few years. The thieves are preying on property owners and transferring the title to themselves and/or companies, which in turn sell the property, leaving the rightful property owner homeless. Stay vigilant and monitor the Property Search frequently for any changes in ownership.

Beware of rental scams

A recent report revealed that the Miami-Dade Police Economic Crimes Bureau has been investigating a large amount of "squatter brokers." These scammers are posing as property owners or managers and renting a property they have no legal rights over. Then renters/lessees will get caught up in this fraudulent scheme.
