Welcome to the Office of the Property Appraiser
The Office of the Property Appraiser has issued a fraud alert for all property owners of Miami-Dade County. Taxpayers are being targeted via a fraudulent letter, which claims that property owners can receive “a 5% discount property tax relief (discount).” This scam is a means to trick you into divulging your financial information. If you have already sent your bank statement and/or check, contact your bank immediately. Additionally, if you have received this letter, you may notify Miami-Dade Police’s Economic Crimes Bureau at 305-994-1000.
Notice of Proposed Property Taxes (TRIM)
The 2014 Notice of Proposed Property Taxes (TRIM) have been mailed to all property owners. If you believe your property assessment is incorrect, please fill out an Assessment Review Form and submit it to our office. You can also schedule an appointment online and avoid a long wait time; or you may call our office at 305-375-4712.
Property owners are encouraged to review their 2014 TRIM Notice online. Additionally, the 2014 property values for the nearly 1 million properties are also available online.
2014 July 1st Preliminary Certification
of Taxable Values
The Office of the Property Appraiser released the July 1st Preliminary Certification of taxable values to taxing authorities across Miami-Dade County. The countywide taxable value for 2014 is $210,544,758,410, a 6.8% increase from 2013.

Report Exemption Fraud
Suspected homestead exemption fraud may be reported to the Property Appraisal Homestead Exemption Investigation Unit by calling 305-375-3402 or by reporting through our online form.
2014 June 1st Estimates of Taxable Values
The Office of the Property Appraiser released the 2014 June 1st Estimates of Taxable Values. The preliminary countywide estimated taxable value for 2014 is $209,937,000,000, a 6.5% increase from 2013.
Initial Certification of 2013 Tax Roll
In accordance with Section 193.122, Florida Statutes, Public Notice is hereby given that the Board of County Commissioners, upon the request of the Tax Collector, ordered the extension of the 2013 Tax Rolls on September 4, 2013. The Property Appraiser, being satisfied that all property is properly taxed, certified the tax rolls on October 17, 2013. This certification is the initial certification of the entire 2013 Real and Tangible Personal Property Assessment Rolls under Section 193.122(2), Florida Statutes, unadjusted by any changes to be made by the Value Adjustment Board after hearing pending tax appeals for 2013.
Additional homestead exemption for low-income seniors who maintain long-term residency on property. Effective for 2013, a new law authorizes cities and counties to grant additional homestead property tax relief to low-income seniors who have lived in their home for at least 25 years.
Save Our Seniors Relief Fund Program
In December, 2012 Miami-Dade County mailed $100 checks to senior homeowners who benefited from the Additional Homestead Exemption for Persons 65 and Older (better known as the Senior Exemption). The check is made out to the homeowner who qualified for the senior exemption on January 1, 2012.

Final Certification of 2012 Tax Roll
In accordance with Section 193.122, Florida Statutes, Public Notice is hereby given that the Property Appraiser has recertified the 2012 Real and Tangible Personal Property Assessment Rolls at the close of business day May 28, 2014. This recertification reflects all changes made by the Value Adjustment Board prior to May 22, 2014, together with any adjustments or changes made by the Property Appraiser.
