Flood insurance is required for any federally backed mortgage in a special flood hazard area.
Because of drainage improvements funded through the Miami-Dade Stormwater Utility, and other enhancements to the community services provided by Miami-Dade County, effective October 1, 2003 a 25% discount is included in the rate to those residents in unincorporated Miami-Dade who are in a flood zone and purchase flood insurance policies. A 10% discount is also available for those outside of flood zones, with the exception of Preferred Risk policies.

New Flood Zone Maps
The Federal Emergency Management Agency (FEMA) has completed a major effort to develop detailed digital flood hazard maps that reflect current flood risks for Miami-Dade County. The new Flood Zone Maps replace existing maps by using updated and more detailed information.
The new maps also referred to as Flood Insurance Rate Maps (FIRMs) illustrate flood hazards throughout the County and are used when determining flood insurance policy rates. Residents and businesses can view the maps to better understand their potential flood risk to help identify steps they may need to take to protect against property damage and loss.
